Four-bedroom, two-and-a-half-bath colonial near Cress Creek, about 2,850 square feet on a quarter acre. We are relocating for my wife's job and need to be out by the end of October. The house is in good shape — new roof in 2021, furnace 2019 — but we have thirty years of accumulation in it and the kitchen is dated.

We would like to see what agents will do on commission, but honestly the bigger problem is the move itself. We close on the new place in Charlotte five days before we would have to be out of this one. Tell us what you include, not just what you charge.

Net cost is the fee minus the retail value of everything the provider includes. It is the only column that answers the question the seller is actually asking.

On a $625,000 sale, Crosstown Realty Advisors charges the least and delivers the least: $350.00 of included work against $6,825.00 from Prairie & Oak Realty Group. Once you count what Karen would otherwise buy herself, the cheapest rate on the page costs her $1,787.50 more.

Naperville Signature Group quotes the highest rate of the three and still lands within a few hundred dollars of the best net cost, with 11 things included and the whole move handled. That is a real choice between two good offers — which is what a marketplace is supposed to produce and what a single-number quote never can.

Underbidding is one strategy and it is often the losing one. A provider wins here by being worth more, and the comparison is built to show that.

Questions

It depends on the category and how many qualified providers cover your address. A listing in a dense suburb typically draws several; a specialist trade in an outlying town may draw one or two. You see every offer that arrives, in full, side by side.

You set the window when you post, and it runs for days rather than minutes. A multi-day window is what makes negotiation possible — a provider can revise their bundle after you ask a question, which is where most of the value in a bid comes from.

No. The comparison deliberately shows net cost — the fee minus the retail value of everything included — because the lowest headline rate is frequently the most expensive offer once you count what you would have to buy separately.

Any provider on the platform whose service category and service radius match your request. Nobody is pre-selected by us and nobody can pay to be the only bidder. Paid placement exists, it is always labelled as sponsored, and it never reorders earned rank.

Providers assemble bundles from their own partner networks, so a line item can be fulfilled by a third party. When it is, the partner is named on the offer. Your agreement is still with the provider you picked, and they are accountable for it.
